Board: Apr 16

April 16, 2009

A board meeting of the Wekiva Golf Villas Homeowners’ Association took place on April 16, 2009, at the WGVHA pool on Albrighton, Longwood, Florida.

Greg Clifford, president of the association, called the meeting to order at 6:50 pm.  Also in attendance were John Carter, Elaine Curran, and Andy Williams.  Steve Tretter joined the meeting by telephone.

Elaine Curran, treasurer, reports that 14 association members have not yet paid second quarter dues.  It was reported that there are no unusual expenses since last board meeting.  Elaine Curran confirmed receipt of new permit.  Andy Williams, secretary, reported that the annual report was filed and invoice provided to Ms. Curran so that appropriate filing fee could be paid.

Greg Clifford informs board that the issues previously raised by Tower Hill/Hillcrest insurance company have been resolved.  The insurance company was informed that sidewalk damage is the responsibility of Seminole County.  Mr. Clifford along with Steve Tretter, vice president, adjusted gravel levels and installed new electric outlets as suggested by insurance company.  Mr. Clifford received verbal acknowledgment from insurance company that these actions should suffice, and will request an official response in writing per the suggestion of Ms. Curran.

Steve Tretter discusses inadequate light fixtures in men’s and women’s restrooms.  Greg Clifford moves to buy new light fixtures for the restrooms.  John Carter, board member, seconds the motion, which is then approved unanimously.

Mr. Tretter notifies board of burnt out lights near pool area.  John Carter believes that Saladino Electric provided light service which included a one year warranty that is still in affect.  Steve Tretter will contact Saladino Electric to ask them to replace the bulbs at no charge.

It is discussed that members have provided feedback regarding the poor condition of the pool chairs.  Steve Tretter and Greg Clifford will contact vendors to get quotes to restrap the chairs. Greg Clifford received updated quote from vendor Barry Wynn to update drain cover to meet Department of Health requirements.  Mr. Clifford moves to accept the $400 proposal and have the drain cover replaced by Barry Wynn.  Andy Williams seconds the motion, which is then approved unanimously.

Greg moves to accept $600 landscape quote from AIA to replace two pallets of sod and perform additional one-time landscape work.  Steve Tretter seconds the motion, which is then approved unanimously

It is discussed that a member has made a suggestion to request alternative quotes for current work being performed by vendor Dobsons which includes landscaping, mowing, hedge trimming, tree trimming, pest control, fertilizing, and sprinkler maintenance.  Steve Tretter will obtain quotes for alternatives to Dobsons.  Mr. Tretter will also obtain quote for removal of dead live oak tree near pool area.

The board discusses the opportunity to extend the fenced in area near the pool by relocating the current fence.  All agree that this is a low priority considering the potential cost; however quotes for this project will be obtained so that full consideration can be given.

Andy Williams will order new pool keys to have on hand for replacement requests.

Greg Clifford reports that foreclosure has been initiated on the Bierly property, 110 W York Ct.  Mr. Clifford will consult with Linda from Wekiva Hunt Club HOA to determine what steps they are taking to ensure covenant compliance regarding garage reconversion.

John Carter moves to adjourn the meeting at 7:45pm.  Andy Williams seconds the motion, which is then approved unanimously.
