BOARD MEETING MINUTES
WEKIVA GOLF VILLAS HOMEOWNERS’ ASSOCIATION
December 9, 2006
The board of directors of the Wekiva Golf Villas Homeowners’ Association met on December 9, 2006, at the pool. Attending were directors John Ewseychik, president; Jerome Bocquet, vice president; and John Carter, secretary-treasurer. Homeowner Judy Simms also attended and volunteered to take the minutes.
John Ewseychik called the meeting to order at 10:05 a.m.
Mr. Ewseychik stated that the purpose of the meeting was to plan for the AGM (annual general meeting) scheduled for January 23, 2007. At that meeting, members will elect a board of directors for the year 2007. Judy Simms agreed to serve on the nominating committee and to recruit others interested in serving with her. In the meantime, Ms. Simms will prepare a letter to the membership regarding the upcoming election and call for nominees willing to serve on the board. The letter should go out as soon as possible.
Also, in preparation for the AGM, the need to produce minutes of the previous AGW in March 2006, as well as the ad hoc meeting held in January 2006, was discussed. Mr. Ewseychik will ask Tom Donovan, previous president of the association, to provide these minutes.
In other business, the board discussed insurance coverage and the fact that currently there is only one company, Hillcrest Insurance, offering wind coverage for homeowner associations. The premium for 2007 would be $3356, which is a 60% increase over 2006. The board discussed the proposed level of coverage and whether it would be adequate.
The board also discussed the need to develop an operating budget for 2007, as well as identify capital improvements. The board still desires to come up with a methodology for determining the proper level of cash reserve for the association. Options for this process were discussed, including hiring a consulting company to perform an analysis for a fee of $1450. No decision was made.
The meeting was adjourned at 11:00.
